- For roof replacements:
- For residential homeowners, we ask that all homeowners are present during the inspection. That way the consultant is able to relay all the proper information to all the decision makers and answer all the questions so that information doesn’t get lost in translation. Roof replacements affect the whole family – cars have to be moved, kids can’t play outside while technicians are working.
- For rental properties, we recommend the owner be present during the inspection.
- For property management companies, either the property manager or onsite manager must be present when the consultant is assessing the roof.
- For commercial properties, in the event that neither the property owner or property manager are in close proximity to let the consultant in, a third party who is knowledgeable about the property will have to be present.
- For repairs:
- For residential homeowners, we ask that at least 1 homeowner is present as that isn’t as huge a commitment as roof replacements.
- For rental properties, we recommend the owner be present during the inspection, but the tenant can also be the one to meet with the consultant in the event that the homeowner is unavailable.
- For property management companies, either the property manager or onsite manager must be present when the consultant is assessing the roof.
- For commercial properties, in the event that neither the property owner or property manager are in close proximity to let the consultant in, a third party who is knowledgeable about the property will have to be present.
- For leaks, we ask that at least one person that knows where the leak is is present to show its location to the consultant. In the instance of management, rental and commercial properties, the property manager, onsite manager, owner, or tenant needs to let the consultant into the unit and show exactly where the leak is. If there is more than one unit, the consultant needs access into all units with leaks.
For properties in escrow, either the buyer, seller, buyer’s agent, or listing agent must be present during the inspection.
